Great building, great neighbors, some fire hazards

Pros:
Elevator, trash chute. Met really friendly neighbor residents I can count on to bring up a package if needed. Despite my other complaints about the super, he really cares about the safety of residents. He once called me when there were intruders in the lobby and told me to let him know if I ever saw anyone in the lobby that shouldn’t be bc he “wasn’t letting anyone get hurt on my watch.” This actually once happened when I was getting home late in an Uber and I called him from the Uber and even though it was late at night he came up to make them leave and make sure I got inside safely.
Cons:
Had a couple of elevator issues over the years but it’s worked 99% of the time. Some roach & mice problems, but not to the point I had to adjust my lifestyle. They have exterminator come once a month which is good, but I don’t like that they use sticky traps — I just pick them up. Recently replaced roof I heard as I believe at least two units had leaks. Super is grumpy, but does his job well… when he actually does it, which is all the time except when you’re trying to schedule him to come to your unit — it’s not that scheduling with him is hard or that he doesn’t do his work well once he’s there, it’s that he barely communicates at all and refuses to text and has hung up on me before instead of taking time to clarify a miscommunication that would have led to him getting the job done the same day. Also there’s a weird quirk where if you accidentally leave your keys in the building door when you come inside and it closes, your are literally TRAPPED inside the lobby until someone else takes them out of the lock from the other side. Complaints have been made about this and nothing has happened.
Advice to owner:
The issue with being able to lock yourself into the lobby on accident if keys are left in the building door when the door is closed NEEDS to be fixed. This is a HUGE fire hazard. Also have the fire escapes inspected, they’re not being maintained at all.
