Terrible management, pest infested, and noisy. Not worth the rent or hassle

Pros:
Location, kind neighbors, great food and local scene.
Cons:
The management (Abeco management) is terrible and exploitative, from start to finish.
The company hires their son as the broker who upcharged me at signing. I was promised repairs prior to move in (literally missing a toilet seat…) that didn’t happen until weeks after moving in.
The apartment was infested with cockroaches and mice, with gaping holes near all pipes and gaps in the wall. In the winter the mice would scurry around and squeak loudly.
Trash management was nonexistent - wide open cans with rats, pests, no recycling.
Urgent repairs were ignored for multiple days at a time on more than one occasion - requiring me to beg and call numbers until former maintenance employees helped me, and prompting a maintenance staff employee to mock me for my urgent emails. Non urgent repairs also required multiple calls with rude and angry staff.
Front door never locked, which made it near impossible to receive packages because there was no stoop, entryway or door buzzer. I had to send my packages elsewhere.
Mgmt also required sending checks via mail with no exceptions, even after one of my checks was stolen requiring me to close my bank account.

Building is in disrepair with limited insulation, causing temperature fluctuations and high noise level from the street at all times.
Advice to owner:
Improve your service for tenants, fix the building, allow for online rent checks - or, charge less.

Pros:
Great natural lights, lots of south facing windows
Cons:
ROACHES! Have literally seen over 30 in the span of a year. The summer was unbearable with multiple a day. Management were super slow to send an exterminator over -- had to threaten withholding rent before anything was done

Kitchen is poorly equipped...only 1 outlet which powers the stove and fridge.
Advice to owner:
Send the exterminator...PLEASE!
