Do not sublease. Rent only if you’re on mgmt lease agreement.
Former Tenant
Pros:
The super is attentive to cleanliness of the building. In some mornings he’s out making sure that everything is sorted in the trash and he’s literally on top of it. The building is close to the train and right across from police that literally stay outside the Jewish Temple off the Kingston 3.
Cons:
There are rent stabilized units all too willing to have you move in and exploit you. The entire building except 3 units are renovated. If you walk in to a unit and it’s not updated and it’s dusty it’s stabilized and it’s less than 1500 a month. I fell for one hook line and sinker to find that I was paying 93% of the total bill. People with stabilizations get unhinged when they are found out. Don’t rent unless you’re on the management company’s lease.
The tenant wanted me to move after 2 years and before she had to renew her agreement and update her info with the DHCR. She trumped up reasons and gave me 50 days. When I refused she put cameras in every corner of the common area and started harassing me. She invited ppl over to harass me and guests, she unplugged the washer dryer, changed the wifi, and began eviction proceedings. She had a man come threaten physical harm and had a girlfriend follow me all over the common area and this woman was unemployed. So, she was there on the couch 24/7. She even went as far as to enlist the drunk at my old apartment building to harass me, too. This woman is dangerous no matter how kind she seems. She claimed she had a stroke at one point but when I dug further it was her mother that had the stroke not her. She’s a total con artist and a dangerous person. She was waxing ppl out of the apartment when she’s not licensed to do so. She was doing ANYTHING to make a dollar including lying.
After moving out I accidentally left things in the apartment and never retrieved them even after reaching out. I sent a text to apt 9 and they did not respond.
DO NOT MOVE IN TO THESE APARTMENTS.

Audit your renters. You may get your rent but they are scamming people illegally.
