Nice neighbors, terrible apartments

Pros:
The building is small with only 8 units. The soundproofing is pretty good, so not much noise overheard from other units. It's also on a quiet, residential block.
Cons:
The building has not been maintained over the years, and much of the work that has been done has been done quickly and cheaply. If you need maintenance done, good luck! Most repairs take weeks of repeated calls and messages to get someone in to fix the problems. Mice. Bugs. Rent will be raised $100/month every year.
Advice to owner:
Spend some money to fix the apartments. Hire someone for maintenance who will answer calls and schedule appointments in a reasonable time.

Pros:
Really great street to live on where the neighbors know each other. Really close to the train and grocery stores.
Cons:
Roaches, mice, most of the outlets don’t work, the floor is very uneven, the heat doesn’t work in the winter but is full blast in the summer.
