Unresponsive and unhelpful landlord

Pros:
Central air isn’t bad. Price is reasonable.
Cons:
Most rooms are very dark, though the front and back get decent sun. Landlord/manager will take weeks to respond to issues. For weeks an alarm was going off all day and night, landlord insisted there was nothing she could do. It’s possible that’s true but I simply don’t have any reason to trust her.
Advice to owner:
Be a better landlord
