Summarized from anonymous rental reviews on openigloo.
Recent reviews for 993 Lafayette Avenue highlight the building's modern renovations, spacious units, and convenient location as major advantages. Tenants appreciate the cleanliness and responsive landlord, although some express frustration with delayed responses to issues. Positive remarks include good water pressure, effective pest control, and sound insulation. However, concerns were raised over slow communication, limited laundry facilities, and occasional delays in security deposit refunds. Despite some drawbacks, renters mostly recommend the building for its attractive features, suggesting improved landlord responsiveness would enhance overall tenant experience.
Overall it was a good place to live and would recommend it. The units are nicely renovated, big modern kitchen, with decent sized bedrooms (varies, around ~12x9ft), pretty good sound insulation between floors/rooms, effective mini-split style heat/AC, and pretty clean. Rent includes a cleaner who does the kitchen and bathrooms once a month so it never gets too bad. Landlord has been fair with rent increases so far just matching inflation. Haven't seen any bug/rodent problems, besides occasional ants (twice in a few years) and sometimes you see a centipede.
Cons:
Landlord is very nice to deal with directly and seems to have good intentions and does help with some things to be fair, but takes forever to respond to other issues, randomly ignores messages, and promises things that don't happen unless you continually nag him (like says someone will come do something but it doesn't happen). Only one washer and dryer for the whole building and it costs a lot ($3.75 each). I also heard former tenants say it takes forever to get your security deposit back.
Advice to owner:
A little more responsiveness to issues would go a long way in an an otherwise great place.
