Good sense of community with long term tenants sticking together through the good and bad.
Cons
1. No on-site superintendent, violates "Co-op City" precedent. Has various outside operators pose as superintendent when DOB or HPD come for inspections. One tenant plays this facade also, but does not do work for the building. 2. Management detached, and their office not proactive on addressing or correcting complaints. Tenants must act as project manager or nothing gets accomplished. 3. Ownership partners with bad actors for maintenance, who are aggressive to tenants, leave messes, do sub-par "patch" work which frequently fails to last more than a year. Leaks are ignored, complaints of mold are meet with a challenge to "prove it". 4. Tenants are harassed when they use city reporting services. 5. Elder tenants are harassed and pressured to move out. 6. Stabilized units, when vacant, are renovated overnight to subdivide, turning comfortable 1 or 2 bedrooms into 2 or 3 bedrooms or more, and hiking the rents accordingly. 7. Schedule for need maintenance, when responded, is not communicated clearly to tenants with any urgency or consideration that tenants have jobs and can't wait around; it's a battle to schedule anything with a meaningful timeline, as the workers live outside Brooklyn and are doing work for many other buildings. 8. Common hallways and floors are frequently dirty, often with scraps of garbage left over from the outside trash vendor taking out the trash. No consideration for quality. 9. Basement floods, which brings in roaches. Management non-responsive to notification about this and similar issues. 10. The front door lock doors not latch, leaving the entire building vulnerable. 11. The fire egress tunnel is blocked with trash and construction debris.

Get it together, learn to play by the rules, or find a new business.
Good Building Gone Bad
Pros
Near bus stop, supermarket, laundry and restaurants.
Cons
No super on site, Porter only puts out trash, does not sweep building or street. Drips garbage through foyer and does not clean afterwards. Does not have control over heat, water shutoff if there are leaks. Will not change a light bulb or go into tenants Apts, says it's not his job. He stores food in the basement to eventually ship out in barrels that are so heavy they have broken steps leading to court yard where tenants put trash. Because of all the food storage in the basement and the supermarket renting one of the storefronts to house its meat storage and freezer, the courtyard is overrun with rats. There are also horrible smells that come up from the basement through the unused dumpsters on each floor. Electricity needs to be upgraded. No fuse boxes in the Apts. Electrical wiring runs through hallway.
Advice to the owners
Stop letting the building fall into disrepair.
