terrible landlord, avoid

Pros:
Not many pros. It’s an apartment.
Cons:
Unsafe conditions. Gas leaks. broken front door. rampant theft and breakins. Unresponsive management. Broken w/d. Advertised with roof access & then prohibited to access in the lease. Pests throughout. Cheap finishes break apart. Black mold in bathrooms.

Central air is nice I guess.
Cons:
AVOID 311 ROGERS LIKE THE PLAGUE. Walls are paper thin. You can hear people sneeze above and below and to the side of you. Literally. Advertised as having rooftop access but told not to access it once moved in. Building permits criminal activity and theft including by its own tenants. Say goodbye to your packages. Building will not cooperate with security footage review. I am aware of dozens of packages stolen - including by unauthorized tenants in the building. Building does not address. The lock is picked often. Building does not address and continues to allow theft and lack of security in common areas. Building refuses to repair laundry machines for multiple years now. Despite advertising as having laundry in building. Lies about status of repairs. Took almost 18mos to make a single repair in my apartment that took only 30 minutes altogether including sourcing the appropriate part from Home Depot. False advertising in the apartment listing. Not to mention the illegal harassment and intimidation of tenants with rent protections. Unauthorized access to apartments.
Advice to owner:
Clean it up, slumlords, before I get Dept of Housing involved

Central air and heat.
Cons:
Building is falling apart, apartments are falling apart, landlord and management office deeply unresponsive and rude, harass and lie to tenants about repairs and blame tenants for maintenance problems, threaten to end lease and intimidate tenants if they complain too much, tenants don't receive security deposit back for madeup reasons, front door locks tenants out of the building or breaks all the time, lots of building breakins plus lots of stolen packages, vermin, flood and permanent leaks in every apartment, mold mice and cockroaches inside, garbage always overflowing outside, cameras don't work, laundry keeps breaking, repairs never get fixed for long or fixed at all, everything thats falling apart starts to fall apart soon again.

Get a job or do your job

Cons:
In building laundry was NEVER maintained, and for a building with 8 units and 2 washer and dryers, one of the dryers was always broken so you’d be doing laundry ALL day, submitted multiple work orders to management and they never fixed it over the 2 years we were there

Please take work orders more seriously

Central air and heat. Located in Bed-Stuy by the G and the park.
Cons:
Management doesn’t give a f. Broken laundry, broken utilities, cracks in walls, constant water leaks, terrible water pressure, vermin, frequently stolen packages and they don’t let you check the security tapes, flooded/illegally rented basement, completely unreachable on weekends. All that negligence for a CONSTANTLY RISING LUXURY RENT and stolen security deposit when you move out

Get a job — robbing us isn’t it

Pros:
Renovated building. Laundry int he building(but only two washers/2dryers for whole building) you are lucky if you live on the first floor.
Nice interior in the hallway
Cons:
If you live in the basement(actually it’s illegal rented b/c it doesn’t have any windows in there), rants are running inside of the ceilings, and you can hear it every night. They never fixed the problem. Flooding if crazy rain(water coming from bottom of the walls)
You pay through the app, and not able to receive any Receipts. AC works awfully. In the basement room there’s no natural airflow, and get stuffy, hot and humid very quick. When AC is on max, its super cold in upstairs rooms, and slightly better downstairs.
Hot water sometimes doesn’t work for whole day. You cannot reach landlord/management or superintendent during weekends and any Fridays after 2 pm(b/c of every one is orthodox Hasidic. And don’t work during that time/days. My whole floor was flooded (2 inches of water up all over the floor) they came to clean only after weekends.
Advice to owner:
Stop illegally renting-out basements without windows. Respond to tenants text/call asap. And solve problems with Rodents and pests. Also AC system doesn’t work properly. Fix the entrance door lock

Will Steal Deposit When You Move

Pros:
Has central air and good water pressure and easy way to request maintenance
Cons:
Laundry facilities are crap, building hardly cleaned so smells, front door always broken so package theft high and the landlords will rob you of your deposit money. They even charge people for paint.
Advice to owner:
Dont be a thief and fix the door and laundry facilities. Dont boast a rooftop when its just an empty slap of tar.
