Neglectful Landlord who does the minimum

Pros:
Built in 1901 the building and apartments have beautiful character. Hardwood floors, beautiful molding, big bright windows.
Cons:
EXTREMELY poorly maintained. Rats in the garbage area, rats and debris piled in the common garbage area for rats to burrow in. There is a backyard where there are just piles of debris and garbage. Landlord is very neglectful of the property and has had multiple health department summons’. As the one new tenants this year, we may a premium rent and none of these issues were taken seriously when brought up. Multiple leaks in our apartment, neighbors’ fuses caught on fire and we were woken up in the middle of the night. The hallways have never been cleaned. I asked if the carpets had been cleaned and areas dusted and he said they’ve been “swept”. Yes, carpets swept. Overall the building is just not maintained and the landlord does not care.
Advice to owner:
Fix the issues so that if you are charging 2700 a month in rent, renters will be happy here and want to stay.

Lots of space and lots of bullshit

Pros:
Hot water never runs out in the showers. Small building near the park. Lots of closet space.
Cons:
Mold throughout the building. Lobby has nasty old carpet. Sewage was often overflowing into the basement and the landlord would blame the tenants. Rats in the basement and inside the walls.
Advice to owner:
Just fix the problems correctly instead of doing it the cheap and temporary way. Don’t threaten tenants with rent increases for reporting building issues with you (possible bedbugs, sewage leaks etc). Replace the lobby carpet. Paint the apartments and lobby. Follow nyc laws?
