Across from Von King park but floods

Pros:
Von King park across the street is great, as is the backyard for the garden level apartment—it’s large and grassy. We were able to store things informally in the basement.
Cons:
The apartment itself is very small. Von King gets noisy on summer weekends at night. There is some leakage/water damage on the back wall coming in from outside. But the biggest downside by far is that the backyard floods at every heavy rain, and were it not for a dam/gate installed at the back door, it would flood the apartment frequently. Even so, we use two sump pumps during heavy rains to mitigate flooding. Water also floods the basement during heavy storms, so anything you store there needs to be raised. Flooding has been an issue at this address for years but we don’t think DOB is aware of it.
Advice to owner:
Clean the roof gutters, figure out why the yard floods, and spend the money fix it. And disclose the flood history to tenants.

Nice place to live - landlords are very kind but cheap

Pros:
The super, Malik, is great. The landlords send a pest control person every first Sunday of the month. But there were mice. It’s right on the park, which can be loud but we enjoyed it, but the cars driving past are loud. The landlords were quite responsive, even came over and chatted on the couch for a while despite being big developer businessmen, lol. They’re nice guys, gave us a discount during the height of the pandemic, and were always respectful and helpful, but could take way better care of the building. The ceilings are super high but the kitchen and bathroom could have used a renovation. Great street parking Hallway and entrance is dirty
Cons:
The buzzer didn’t work so we had to walk up and down every time someone came over. The landlords are cheap, and would replace appliances with used ones and send people to replace them without asking us when we’d be home, so it took a while to get a new one. Not handicap accessible!
Advice to owner:
Fix buzzer and update bathroom floor and sink. Update building and take better care of it.

Not the worst..if you don’t mind mice

Pros:
- Easy walk to Bedford-Nostrand G - Lovely park right across the street - one apartment per floor - nice lighting throughout space
Cons:
- infested with mice. The mice were so comfortable they would walk right past in broad daylight. There were so many mice they started killing each other, so there were constantly dead mice around (daily). Landlords just gave crappy mouse traps and those high pitched “mouse deterrents” to plug into the walls (which don’t work) instead of plugging the 5-6” holes in the walls in the basement and every single unit.
Advice to owner:
Put some time and money into improving your building. It’s a great location, and the units are large. But you’re creating a better living situation for mice than for your tenants.

Pretty okay?

Pros:
Floor-through apartment Minimal raising of rent over the years Great location Good street parking
Cons:
No maintenance unless it is serious (leaking pipes etc) There used to be bike storage - no longer. Taken away with no notice or offer of an alternative. No pandemic rent reduction/consideration They respond but barely do anything as far as upkeep. Building is in disrepair. Holes in hallway, lights broken for weeks...

Take better care of your building
