Nice Building, Not Great Landlords
Pros
-incredible corner building -unique apartment layouts -rent stabilized
Cons
-The property manager is less than professional at all times and will drag their feet on some things (mold removal, installing a new gate, fixing the intercom) but not others (basic maintenance, painting) -The exterminator is a strange, invasive, and combative man -Hallway regularly gets dirty and the 2 ladies that come basically push around water and bleach and don't do much else
Advice to the owners
Listen to your tenants, pay for better maintenance. Don't be so combative. Invest in your property.
A Nice Building with Poor Management.
Pros
A historic building with excellent floorplans and an unmatched location on a corner lot.
Cons
-Poor responsiveness and worse behavior by the property manager and landlord. -Without air conditioning, the apartments are nearly uninhabitable during the summer as indoor temps regularly climb into the 90s. -Property Management took over 5 months to address a crumbling facade that led to leaks in all 6 apartments, and retaliated when 311 was called to address declining living conditions.
Advice to the owners
Listen when your tenants, your contractors, the City, and regulatory agencies tell you your building is in need of extensive repairs. Your brash tactics of insolence and rudeness are neither necessary nor EVER appropriate. If you can't handle the rigors of being a property owner, exit the industry. You're a poor manager and a worse person.
