Pros:
Landlord is eccentric and very much trying to cut corners and save money anywhere he can, but at the end of the day he is a nice guy who is responsive and cares about trying to getting things fixed in a timely fashion even if he makes things a little worse before they get better. Way better than working with management companies. He is otherwise very hands off. I have never had a serious pest problem. Hot water and heat have had rare outages but they have been fixed as promptly as could be expected. The apartments have no frills but are sturdy and functional and spacious. My unit has been priced great.
Cons:
Radiator heat can be very loud and noisy. Gets VERY hot in the winter need to open windows. Few outages. The hallway is often pretty dirty. Washing machine in the basement is often out of service and overpriced. Noise from the hallway can be quite loud. Landlord tries to fix things on his own often making things worse. But it gets done eventually. No dishwashers or microwave included. Slanted floors.

Not a well run building

Pros:
Nice neighbors.
Pet friendly.
Fairly inexpensive for the neighborhood.
Cons:
No super, just a landlord who doesn’t live nearby and isn’t particularly adept at fixing things.
The hallways are dirty and never cleaned.
No security. The front door is barely stronger than a closet door and there’s no security camera.
You have to go to the front door to let people in. You can’t buzz them in.
Washer and dryer in the basement is small and expensive. You are better off going to the laundromat.
Advice to owner:
Get a super and hire professionals to work on the building
