Rodent infestation, no heat and raised rent during pandemic

Pros:
The location and the light the unit gets
Cons:
There is an ongoing rat infestation the owner lies about. The owner did not turn on the heat all winter last year. There is no insulation between the upstairs and 2nd floor—you can hear everything. There are also massive holes behind the kitchen cabinets leading to the next building, a fire hazard. The owner raised the rent by $150 per month during the pandemic. She has had multiple people in the apartment to “do work” covering up massive holes she left in the walls during the pandemic. She enters the apartment without ample notice—texting she’s coming in early in the morning or in the middle of the day because of “emergencies.” We are leaving as soon as the lease is up and I feel badly for the next person who unknowingly signs a lease here. UPDATE: The landlady is currently showing this unit with us in it whenever she wants. We are trying to work and pack to move and she has people coming in all the time, we have no control over the times, are told certain times and then they change them. We are leaving early and she continues to show the apartment during COVID despite our concerns. It’s good practice not to show occupied apartments during COVID without the tenants agreement and comfort and she just doesn’t care. We were told we will not get our security deposit back if we don’t agree to let her show anytime she wants.
Advice to owner:
Renovate your unit so it is habitable and safe condition. **The landlord listed is not current, it is currently a woman running “402 Franklin Ave Property Management.”
