Decent living with caveats
Pros
Location is incredibly convenient for access to transit (A/C/S train, B25/B48/B49 bus, Citi Bike are all w/in a block), food, and activities Building is modern, package room is convenient and prevents theft, AC works well, bedrooms get great sunlight
Cons
Management is uppity about hosting gatherings in shared spaces like rooftop or basement lounge, which defeats the point of these amenities Management completely ignores my emails Con Edison bills are insane ($200-700) and no one will explain why No gas stoves, electric only Living rooms have no windows Lotta homeless people and crackheads in the area
Advice to the owners
Stop ignoring my fucking emails, and stop trying to get me to pay to host gatherings in the building where I already pay thousands of dollars to live. Do something about the water heaters or whatever appliance is using so much electricity, because the Con Edison bills mean that my monthly costs are literally 10-15% higher than the advertised rent. Bring back Faik the doorman, pay him whatever you have to.
Not bad but the corner is really problematic
Pros
nice people; good location
Cons
The corner is terrible - it is near the largest men's homeless shelter in the city and there are many sad, sick, people including a man who sleeps on the corner and many men who pee on the sidewalk in plain view. There has occassionally been violence - 2 people have been killed in the time we have lived there and a super was attacked. The management has responded by fully staffing the lobby but the problem is there are no services available and the police are absent. As for the builing, there are no blinds or curtain rods on the floor to ceiling windows so you'll have to install them yourself and this is not cheap (about $500 per room at least). There are also no overhead lights. The heat is not set up to work below a certain point so we did not have heat for many weeks this winter - they gave us space heaters but they overwhelmed the circuit - so in the dark in the cold - the amenties are sparce but expensive - basically laundry and some green space and a small business office. Finally the building is D rated for energy efficiency - the electric bills are very very high.
Advice to the owners
please take care of the elevators - it is annoying when they are always breaking - deal with the heat and think about installing window treatments to help with the heating bills.
