Used to be a gem - now greedy.

Pros:
I lived in this building from 2013 to 2020 and had a great overall experience. The lease was passed down through roommates until I officially took it over in 2016, paying $3,500 for a true 3-bedroom. Rent increases were minimal — the highest it ever went up was just $100 in a single year. Eugene and Buchinger were always respectful and easy to deal with. The building had a real sense of community and a shared understanding among tenants — large, slightly dated spaces that still held the charm of a true Brooklyn loft. It was no-frills, but also never exploitative.
Cons:
It’s disappointing to now see smaller units in the building listed at $6,000 — a huge jump without any clear improvements. The building seems to be trying to compete with newer luxury developments in the south-side, but without offering any of the actual benefits those buildings provide. I also suspect this shift is being driven by the landlord’s son-in-law, who’s now the managing partner and appears to be capitalizing on the neighborhood’s rapid growth.
Advice to owner:
Go back to your roots of being a quiet gem at the edge of the water.
