Old building, no repairs, noisy street

Pros:
Good apt layouts. Thick walls between apartments. Free heat.
Cons:
Since new owners bought, impossible to communicate, 0 repairs, no cleaning in building, no maintenance. Very loud street.

Pros:
Granted I lived there a long time ago, but it was my favorite apartment that i ever had in NY. Landlord was mostly civil and polite.
Cons:
There was one issue where the upstairs neighbor’s water leaked down and caused the ceiling to collapse in my bathroom. Maintenance was not speedy and that was annoying. They did a shabby job of patching it up too, but probably because they intended to renovate it and increase the rent/move it out of rent stabilization of and when I left.
Advice to owner:
Make sure maintenance is fast and efficient. Have someone tenants can call if it’s the weekend/a holiday.
