Great location in here!
Pros
It's less than a block from the G train and bus stop is right out front. Lots of small, neighborhood shops within walking distance. Older building but well maintained. Landlord is responsive and personable, unlike previous small landlords I've had in the past. He helped me out during COVID and that was a huge burden off my shoulders. Landlord recently added a more secure entrance for package delivery after requesting one and it's been working our better.
Cons
Entrance is right in front of a bus stop so sometimes there's a lot of action and trash from it. Still, the super does a good job for dealing with the building and that. Oh, and there's one hostile neighbor that has an occasional outburst and whines to whoever will listen but it's more entertaining than a nuance.
Advice to the owners
I would like to see more foliage in the tree bed to deter people from littering.

Cons
Illegal rent hikes on units that were rent stabilized for decades. Asking for repairs takes years, Landlord evicted families during the pandemic, is discriminatory towards women and Latinos and has engaged in retaliation after complaints were filed with HPD and Rent Administrator. Avoid at all costs.
Advice to the owners
Shame on you for flipping tenants at quadruple what you were legally allowed to charge. This is why we have an affordability and homelessness crisis. Your greed has displaced families - maybe some reflection on just how to be a better person.
