Cheap and good landlord

Pros:
Inexpensive, and charming apartments. Sue, the landlord, is really nice and fixes things pretty fast. She was receptive during COVID financial pressures. She was my best landlord in NYC, but my others have been terrible. I liked living here a lot and some of my best memories of the city have been here.
Cons:
The trash system would have been better with a steel container, which is common in this area. The maintenance workers were never consistent, and we did have quite a lot of problems with the upstairs apartment flooding ours. This was all handled responsibly by the landlord, though sometimes a bit slow.
Advice to owner:
Keep being nice, your tenants love you. Sometimes being faster to fix things would be helpful.
