Cool old loft building, but tons of issues and skyrocketing rent

Pros:
Good location, set back from the street, communal roof. responsive call center
Cons:
Elevator breaks every month, rat/mouse infestation on ground floor, leaks and holes in the roof, water damage all along walls and ceilings, major heating issues (not enough heat to heat complete apartment & electric heat in bedrooms resulting in massive con ed bills).
Advice to owner:
fix the issues and stop raising rents
