This landlord is a slumlord. High tenant turnover. They deliberately provide a horrible experience so they can jack up the rent for new tenants who don’t know about their maintenance problems. There are serious ventilation problems that have affected multiple units. No living room/kitchen windows (311 violation) in many units. The bathrooms are attached to the bedrooms (which is convenient and rare in NY apartments), but they have no windows and poor fans which keeps indoor humidity levels incredibly high, allowing mold to grow on personal items and in the floor. There is moisture and mold growing on the 5th floor, so I wouldn’t trust the unit below. The bathrooms are so small that water splashes everywhere when showering. There is black mold in the bathroom door frame that management painted over with waterproof paint. Previous tenants stopped paying rent because the landlord would not remediate mold. They did not tell any tenants about the recurring mold issues, and do not fix them. Prior to moving in, I was not notified of nearby construction that soon blocked my living room/kitchen window (which is not only depressing but a 311 violation). You often hear fire alarms in other units going off while tenants cook because of poor kitchen ventilation. The property manager, Gila, never responds to emails. The phone number in the lobby is unreachable. The maintenance guy is rude and condescending. Also, they relist the same units on Streeteasy under different numbers to make it look like units haven’t been on the market very long to keep prices high and hard to track the history of. This building has five floors with ten units: one front (F) and one back (B), so if you see “4N” or “3C,” know it’s fake. This building is managed by DPG NY, so beware of any apartments managed by them. STAY AWAY!!!!
Advice to owner:
Address tenant’s concerns, properly remediate building violations, give a real phone number to communicate with, follow up on maintenance, remodel the units for proper ventilation

Pros:
Laundry in building, nice roof deck, AC/Heat units in each room, each bedroom has its own bathroom.
Cons:
A building was built right next to our apartment that is flush against our living room windows, leaving them blocked permanently. There was no notice of this happening from management, and we were not allowed a rent decrease or shortened lease term due to this. It wasn’t managements fault that the building was built, but the permits to build the building were filed months before the building went up, yet we were never informed.
