Could use an update

Pros:
Fantastic location, close to L train.
Cons:
Garbage is usually a mess, occasional package theft - no cameras or security. Lots of plumbing problems in the building - pipes clog, water heaters burst, and water leaks. Basement infested with rats.
Advice to owner:
Fix the plumbing and manage the sanitation better. Update kitchens and bathrooms.

Great location - very close to the subway!
Cons:
Landlord keeps raising the rent over 5% each year without ever making improvements or doing basic maintenance to the building.
Advice to owner:
Actually get a super, since you’ve been promising that for years
