A definite winner
Former Tenant
Pros:
I’ve been living in the same apartment for many years. While I don’t know the actual landlord the management company Greenrock is really good. Very responsive, understanding for frustrating issues like leaks and pests. Highly recommend.
Cons:
optimum is the only internet company wired for the building and they overcharge.
Advice to owner:
Don’t change management companies. They’re really good at their jobs.

Terrible Landlords, Noisy Neighbors
Former Tenant
Pros:
Good air conditioning and heat, although AC wasn’t installed until a year after we moved in.

No pests other than pill bugs.
Cons:
Extremely noisy and inconsiderate neighbors. Very unresponsive landlord. Upstairs neighbor kept flushing paper towels down the toilet and our apartment flooded with sewage as a result. It took the landlord 2 days to respond and they refused to send a biohazard cleanup crew and just sent regular cleaners who left bits of sewage around the apartment. We moved out shortly after.

We also had a black mold issue in our unit which landlord refused to deal with for over a year. We ended up calling the nyc inspectors office who checked out the mold and the photos of the sewage and was completely appalled by what he saw.

Landlord refused to pay for damages after this and we went through insurance, landlord agreed to pay our deductible and security back but after hounding them for a check for 2 months they gave us a check that was $50 less than our deposit. We considered taking them to court but decided it wasn’t worth the hassle.

Landlord lied about providing laundry and instead turned the laundry room into a storage room for the business downstairs.

Business downstairs often has loud parties in the front and back of the building on weeknights making noise levels pretty unbearable no matter where you are in the building.

Constantly stolen packages in the building. Somebody in the building is the person doing it but nobody knows who it is/was.

It’s bushwick so there are rats around the building and in the yard but luckily none inside yet.

The apartments look big and spacious but this building and management are an absolute nightmare to deal with. Avoid at all costs.
Advice to owner:
Start doing the bare minimum of being a landlord. You are slumlords and shouldn’t be allowed to manage property.
