Run Down, Too Expensive, And That "Third Bedroom" is Deceiving

Pros:
The Location, big windows. Our super is lovely.
Cons:
It's very odd that this building isn't listed as rent stabilized. It's a pre-war building that, as far as I can tell, has had no major structural improvements done to it (plumbing, roof, electical, etc...), yet the rent history claims there were "Major Capital Improvements." When I looked up the building's history, I couldn't find permits or approvals for any of that claimed work either. Food for thought.

There are cockroaches. There are consistent mold problems that have hit multiple apartments. In the summer there have been issues with power outages that were not addressed. The appliances and decor have not been updated. The hallway stinks to high heaven. Also, you cannot move around those third bedrooms unless you are under 5'6, the ceilings are incredibly low.

When I originally came here my rent was 200$ cheaper, and it felt like a good deal. At those prices, it' easier to overlook issues, but management is attempting to jack rents to new development luxury levels. Moving is inconvenient, so I'll stay for the current price, but if I were someone new, I'd choose a different place to stay. It's not a deal anymore.
Advice to owner:
You can't charge luxury prices for a non luxury apartment.

Pros:
Interior of apartment is beautiful. It's very close to a lot of locations. The rent is decent for the current economy. Owners are marginally responsive.
Cons:
Knickerbocker is a very loud road. Rent stabilized neighbors know they can abuse the system with no repercussions. Have multiple videos of them admitting to assault, threating our lives, smoking inside.
Advice to owner:
Figure out how to remove the people paying 1/3 rent and causing 3x the amount of issues in the apartment complex.
