Landlord is just out to make the most money possible

The building was renovated 7 years before I lived there and they did a nice job

This company is exploiting every loop hole possible to make the most money they can. Run the other way, DO NOT rent from them. This "rent-stabilized" apartment is valued at 2 times market rate which allows the landlord to charge over market rate for a "rent-stabilized" apartment. Additionally, management took months to respond to basic requests like replacing a broken kitchen faucet. On top of that, they are charging me $700 for "repairs" which include patching holes in a wall that were already patched. I broke my lease one month early and they made no good faith effort to rent the apartment early which is required by NY state law.
Advice to the owners
Do better, follow the law at a bare minimum
