Nice apartment but landlord cuts corners

Pros:
The apartment itself is nice and has modern renovations.
Cons:
There was a sewage leak in the basement that the landlord refused to fix for 5 months, causing the hallways and apartment to smell like sewage. A roach infestation for over a year. Apartment lacks sufficient heat and is illegally wired for electricity.

Pretty great building to live in

Pros:
I’ve lived here for 3 years and the landlord is extremely responsive attentive to the tenants. Apartments are spacious and pretty renovated. There is laundry in the basement of the building only 4 units so don’t have to deal with too much noise.
Cons:
Garbage/Recycling often overflow Folks who rent garage storage next door can be loud.
Advice to owner:
Maybe some painting inside the building and some plants just to help spruce it up.
