Pros:
very good friendly people live in building.

near the subway, grocery, bars etc etc.
Cons:
staircase and hallway almost never cleaned. super doesnt care.

roaches in building, rats on stoop, very regularly.

landlords do not care, do not help, will charge you extra for things that are his responsibility.

look up the landlords - they own many properties in nyc, many have open violations. do not trust them. live somewhere else. i wish i knew before
Advice to owner:
consider what you are doing with your life. God will judge you for the slum like conditions you put hardworking families through while you make so much money
