A Very Noisy, Inexperienced Landlord. Know Your Rights.
Pros
The space is nice as is the landlord and his family. They care about the building and the neighborhood.
Cons
First time landlord. He means well, but has little idea what his role is and no idea what tenant's rights are or how to appropriately respond when he wants to enter the unit and you say no. Will double down on things he doesn't know instead of researching tenant laws. Caused huge amounts of stress. A "my house my rules" approach. Thought raising the rent 10% was generous. Noise is a huge issue. The landlord lives above with 3 kids and a dog. He will downplay the noise or say he "soundproofed" but this is untrue. They would knock my smoke alarm out of the ceiling from all the stomping and running around. Both bedrooms are under the noisiest parts of their home: their living room and their back deck. They are early risers and you will be too if you aren't already. The front bedroom gets street noise as well as their loud talking right outside the bedroom window early mornings. Rats in the walls, rats in the basement level, rats behind the kitchen cabinets constantly trying and succeeding to gnaw their way in. Don't live here if you want a peaceful existence. It's not worth the noise and the stress.
