Illegal entrance, illegal 3rd unit offered

Pros:
Renovated apartment
Furnished
Space - high ceiling
Friendly landlord at times
Cons:
Front door is shared by apt. 1 and 2. Makeshift extra door put in place to imitate proper entrance standards. Place has complaints over this dating back over 10 years and on, and it's still not remedied.
Landlord forced a tenant out illegally at least once in recent years. Very sad.
Advice to owner:
Don't take advantage of your tenants not knowing their rights. Be the landlord that goes against the grain instead of just acts like it. Change the entrance to a legal format. Stop advertising the basement as a separate unit when it's got in-house stairs up to unit 1. Being a landlord can be a pain in the rear, if it's not for you then that's ok. A friendly face is not enough. Lastly, verbally making yard work a condition of rentals is asking too much. At least have the yard in the condition you'd like to see before you ask tenants to keep it up.
