I only viewed an apartment here but did not end up renting. It was a very beautiful apartment, spacious, well-priced. The building appeared clean and quiet, elevator worked.
Cons:
The apartment itself was not very clean, there were dead roaches on the floor in various rooms. Front door handle was very loose. Toilet did not appear to flush well. I would have moved in if I didn't see the roaches!
Advice to owner:
Take more care to clean the apartments you are showing to potential renters.

Well maintained pre-war building

Pros:
This building is in mostly very good conditioned and is well maintained. The super is responsive 9-5 (he’s told me that he can’t work outside of those hours due to the management company’s insurance). People are pretty polite and friendly, not high turnover of residents. It’s rent stabilized.
Cons:
The front door isn’t secure, it has a sensor that unlocks the door whenever someone inside is standing within a few feet of it. It’s also often broken. Packages are delivered right by the front door and sometimes have gone missing (idk if it was a postal service issue or if they were stolen).
Advice to owner:
The original front door was more secure, the new one is much worse and less safe
