Pros:
It is in a good area with a subway, supermarket, laundry, and a park near by.
Cons:
The building is old, the elevator is sus, and the energy efficiency rating is a 6/100..

rent stabilized, 2 minute walk to prospect park, across the street from the B/Q line.
Cons:
pest control isn't great. leak in my kitchen hasn't been fixed in a year.

Studio was spacious, great location
Cons:
Poor management (they own several buildings in the area), very thin walls/ceilings so sounds of neighbors are always present, super and management did nothing to curb all of the pollution in the halls (smoking, leaving trash, skateboarding, boxing?!). Elevator was constantly out, lots of package stealing.
Advice to owner:
Be better.

Pros:
Good location to get to Manhattan. Old but generally clean.
Cons:
Can noise from other apartments, especially footsteps from above. Windows are far from sound proof. You get used to it after a while.
Advice to owner:
Better soundproofing for windows.

Pros:
Wonderful and spacious true two bedroom. Massive room, lots of closet space. Right by the subway and the park.
Cons:
Bugs! Piles of garbage on the sidewalk on trash day (but hey, it's NYC).
Advice to owner:
An exterminator doesn't work if other tenants don't let him in to do his job.

Infested building ruins all other pros

Location is fantastic. Subway, prospect park, laundromat, market, restaurants etc steps away
Cons:
INFESTED with roaches even during the day. Terribly maintained units are seriously falling apart. Tenants treat the hallways like a garbage alley. Management office only responds when it's convenient for them. Exterminator is a joke and scheduled when people aren't home
Advice to owner:
It's clear the property owner gives absolutely no f**** about this building. Zero effort or trying to work with you during covid

Better off elsewhere

Pros:
Spacious apartment, close to the park and train
Cons:
Dirty building, people smoke in the halls SO OFTEN, like groups of people, the elevator is the tower of terror and you get randoms in the building because the front door is broken a little too often, management always has to cop an attitude about anything when you call. Also Flatbush is officially the worst street o live on. If you want to hear farting cars and people blaring music until 4 AM along with sirens 24/7–this is probably for you!
Advice to owner:
Y’all don’t care about the tenants and the building, even if we call and you have an attitude. At least act like you care. Fix the front door.

Old building, pest infested, lenient management, lot of loitering in the corridors.

Pros:
Apartments are spacious, depending on which you look at. Half a block to the park, right by the train, laundry and grocery store. Fair rent, but also at certain costs.
Cons:
It’s dirty. The super could do better, however the tenants need to meet half way. All over the building people smoke in the hallways, eat, leave trash, not sure if they’re tenants or not but either way it’s a big problem. You can hear your neighbor above, below, to the left and right of you, its a bit too clear. I’ve lived in NYC all my life and have had noisy neighbors or buildings with little insulation but this place is at the bottom of it all. This building must be poorly built, the apartments barely retain heat and are frigid in the winter. I’ve lived here for a few years now and have been stuck in the elevator multiple times, it’s scary to get on. The front door needs to either be reinforced or get a new lock. For such a big building, the entrance is weak. Management is AWFUL.
Advice to owner:
Listen to your tenants and invest in your building, or this building will constantly find people on one year leases, and bad mouthing it. I came at a good time but in recent years it’s gone very downhill.
