Pros:
Proximity to Prospect Park. Several supermarkets nearby. Dedicated rooftop. Laundry in building. A/C in-unit.
Cons:
Already showing it's age at 8 years old. General building maintenance could improve (more reactive repairs vs preventative measures ie. washer & dryers in basement consistently breaking).
