Overall, It’s a nice building
Pros
Really chill and courteous neighbors. Great location. In-unit laundry. Dishwasher. Short walk to the park and B/Q trains. The building is right in front of a B41 stop. Clean building and common areas. Lots of natural light. Reliable intercom and keyless entry. Little to no pests. Nice super. Management typically responds to emails within 24 hours.
Cons
Living here was mostly a positive experience, but there are some cons to consider. Who really lives in an NYC apt with zero issues? - The apartments are really nice, but small. It wasn’t a dealbreaker for me, but worth mentioning in case it is for you. - Possible mold issues. There were frequent water damage issues from the roof leaking in the past. Management was responsive about trying to fix it, but it took a long time to actually stop multiple apartments on the top floor from getting new leaks every time it rained. Many tenants also experience issues with the built-in heat/AC units spitting out mold. - Rent is expensive and increases about $100/year despite the broker saying rent hardly ever goes up here when I toured. - Utilities are fully electric, so tenants have to pay for heat and hot water. The electricity bill can be really pricey if you’re running the heat/AC a lot in summer/winter.
