Rent stabilized but you're mostly left to fix things on your own

Pros

Really thick walls so you don't hear your next door neighbors. Heat, gas, & water included in RS lease. Super accessible to great food, Prospect Park, the Q Train and overall a great neighborhood to live in.

Cons

The building has roaches. Management is extremely unresponsive and take a very long time to address issues. Exterminator shows up randomly on a weekday with no accurate time frame. Front door has been broken for majority of the 2026 which leads to stolen packages and unwanted visitors. They keep advertising a live-in super but management fired the last one and have yet to fully hire a new one.

Advice to the owners

FIX THE FRONT DOOR FOR OUR SAFETY!!! Bring back a live-in super. Address on-going issues like the leaks happening majority of the apartments in G line. Bring back routine exterminator to service the apartments with an actual sign up sheet and accurate date and times for visits.

Get a better live in super and gut out this whole building, it’s infested with bugs!!!

Is this building relatively safe? Also, how is the landlord with repairs?

I think so, everyone is nice to each other and respectful as long as you are the same to them. There is an occasional package thieve but it doesn’t happen too often. Landlord is ok, make sure to do let them do all repairs as soon as you move in. He is responsive at times but you need to keep nagging but he will eventually do it.

There is a monthly pest control sing up sheet. I have not seen any cockroaches (at least in my unit) for a couple of months. Not too sure how long this will keep going but hopefully it remains like this. Other than cockroaches I haven’t seen or heard of rats or other pests IN the building or other units.
