Pest nightmare, Unresponsive management, thin walls, rent stabilized

Pros:
Rent stabilized, building assistant (not super) on-site who does his best with trash and cleaning, amazon locker
Cons:
Experienced bedbugs multiple times, roaches, and mice. At one point multiple units on multiple floors had bedbugs due to one out-of-control unit. At one point trash was piling up in the courtyard so bag and smelly until multiple units called 311. Super mops every day, but the building remains quite dirty. The building is also cheaply renovated. Have had to have a plumber come at least once a year, door molding has fallen off, and floors are old and not well maintained.
Advice to owner:
Get a better super, get real bedbug remediation if you want any success with your tenants.
