They keep raising rent without making improvements

Pros:
It's generally very quiet, the super is helpful for the most part, and the rent is cheap for NYC.
Cons:
Even though the rent is cheap for the city, it's still too high considering no improvements are ever made. The property owner keeps raising it as much as they're legally allowed, but the building is essentially in the same condition as it's been for the past five years. The laundry machines are constantly breaking down. One of the driers has been on the fritz for over half a year because of a "missing part."
Advice to owner:
Make the rent increases worth it.

Pros:
Convenient location in a (fairly) quiet neighborhood. Easy access to great shopping and food options in Bay Ridge. Express bus to Manhattan is essentially right outside the front door, and it's just a quick walk to the 86th St. R station. Live in super is very responsive, friendly, helpful, and a really good guy.
Cons:
Property management does not care about tenants. Have been dealing with a severe leak from the exterior of the building every time it rains for more than a year now. I'm losing count of how many times bandages have been applied instead of properly repairing the exterior. My home is an embarrassment at this point. The plaster has been crumbling off the walls for months now. There are holes in the wall that get patched, only to begin crumbling away again the next time it rains. They can fix the interior 1000 times, but until they fix the exterior of the building, it will just continue to deteriorate. This isn't just my unit either. Neighbors are experiencing the same problems. Property management hasn't responded to me ONCE in MORE THAN 100 DAYS as of this review. Dozens of emails, all ignored. Several complaints filed with the city since property management refuses to handle the problem, and still no action.
Advice to owner:
Find a new property management company, because the one that you have now is robbing you blind and infuriating tenants.
