Rent Stabilized apartments going to shit

Pros:
The apartments are rent stabilized. Neighbors are mostly elderly and quiet.
Cons:
ALL the apartments have issues and the super will avoid fixing any of it. Roaches and dirty floors. Management are rude and unhelpful. Don't rent here if possible.

Good but can be better

Pros:
The super, John was always responsive and helpful.
Large apartments for a good value.
Rent increases were very reasonable
Cons:
Bugs became an issue and the landlord consistently downplayed the problem but I never saw him come by to check it out.
Advice to owner:
Be a bit more hands on. When I spoke with the landlord I often felt like I was given the go-around on how issues are solved and he often told me “these things aren’t easy to fix, etc.” but it’s his job to facilitate those fixes and I had to live there through it, so there was just a lack of empathy. I don’t think this was the intention but that’s how it felt
