Terrible live-in superintendant.

Pros:
Neighbors are friendly. Everyone mostly keeps to them selves and are respectful. They mind their own business for now.
Cons:
1). It's mostly a quiet building besides the elder lady on the first floor who yells at everyone who walks their dogs on the side walk and tries to get workers attention on the street for personal matters. You can hear her from a block away. She definitely needs mental health services.

2). Did not realize there was a live-in superintendent until moved in. Pretty sure I asked if there was one when viewing the unit. Probably would of solidified not moving into a building with such a nosey, lack there of and intrusive person who doesn't really do anything.
Still trying to understand exactly what work the super Jose Benitez does around here when all I have witnessed him is gossiping and laughing loud like a hyena.

The handful of times trying to coordinate service requests with Jose were very disorganized and hyper stressful. Service requests are handled through an online tenant portal, Yet Jose has a method of phoning-harassing you at your work to schedule appointments on his terms for then appointments not to show up.

Experienced some unnecessary conduct from the buildings management by a situation Jose factor in creating with no regards to your privacy, time and with no respect.

Warning you if you move into this building that you will be living with an incompetent live-in super who lacks tremendous professionalism and insight on his role as a "Site Manager".

4). The first floor smells like a sewer from time to time.

5). Washing machines breakdown from time to time.

6). There are HUGE water bugs around, but have not see them in a bit.

This building needs a re-boot and take tenants feedback seriously.

Needs a deep clean

Pros:
Close to both shore road and 3rd ave; express bus and subway nearby; in building laundry; opportunity to rent garage. New super seems to be trying to clean up the place.
Cons:
Carpeting in hallway filthy and disgusting — Hasn’t been shampooed since 1994 when installed according to long time renters and the condition verifies the timeline. Giant cockroach problem that is contingent upon tenants to let exterminator in. Lobby could use a refresh as well as stairwell and laundry room. Power wash the filthy/smelly sidewalk where the garbage is placed. unstable tenant on ground level screams at and may chase any dog owner passing by on a daily basis and then calls cops on them.
*Carpet runners in service entrance have been replaced but now pose a tripping hazard.
Major leaks from roof and/or building facade. Management doesn’t seem to be able to to deal with large scale building issues and is focused on renovating apartments cosmetically while structurally ignorant. Eventually that renovated bathroom will not be any consolation when your living and bedroom ceilings are crumbling but
Advice to owner:
Invest in structural remedies and a deep clean of common hallways. Contact mental health services for ground level tenant.
