Pros:
Close to beach and Ocean.Quiet gated community
Cons:
New owner refuses to issue rent stabilized leases to all 7 tenants. No line of communication. Permits have been issued for alterations No Tenant Protection Plan Posted. Work not started but created a mess. Using the property as a building material storage yard.Clean up your Act.
Advice to owner:
You are required to issue renewal leases to your tenants. The Seagate Association requires a copy to issue both Beach Passes and Parking Street Permits. You plan to flip the property for double what you paid 4 months ago. You fail to mention that the property all apartments are Rent Stabilized.You are also required to register the apartments with DHCR.Complaints are being filled with the agencies having jurisdiction for your negligence. Along with the building comes the seven families that live here .
