Nice location, but inconsiderate neighbors

Pros:
On the water, pool access, part-time doorman
Cons:
LOTS of smokers that make the hallways/balconies stink, tenants do not get the concept of properly disposing of their garbage or recycling, neighbors inconsiderate in terms of noise levels in warmer months (windows open)
Advice to owner:
Make building smoke-free, security cameras in mail room

Pros:
Fabulous views of canal, resort-like feel. Outdoor pool. Balcony in each apartment. Large apartment, a lot of closets.
Cons:
Terrible sound insulation, be prepared to hear every step upstairs. Mice problem every change of season. Bad outside wall and window insulation - cold in winter, northeasters - water was running through window seals on occasions. 4/20 was everywhere, morning, day, or night. Cigarettes smell on balcony and in the apartment. Outdoor pool works only in the summer, but children pool is a dirty bowl of debries and stale water year around. Garage is flooded every now and then. Property owners do not care to keep tenants for some reason.

Need a better management
