not worth it
Pros
beautiful street, historic, quiet, very inexpensive rent
Cons
Landlord does not resign leases and keeps tenants on month to month basis. He used this as leverage to intimidate his tenants and refuse necessary repairs, telling them they can move if they dislike the conditions of the apartment. The building is full of roaches, leaks, structural damage and mold. The furnace broke and he refused to fix it for two months during the middle of winter, telling me I should just move if I want heat. I was living on space heaters during a single digit winter, 43 degrees indoors, and I had to file an HP action lawsuit in housing court in order to rectify the situation. He was also completely paranoid and would accuse me of random lease violations based on snooping through the contents of my trash. Absolutely the worst landlord I’ve ever had in NYC and a completely negligent criminal- he should not be allowed to rent to tenants and I would recommend you avoid him at all costs.
Advice to the owners
sell your building, raise the rent to cover reasonable repairs or hire a property manager if you can't conduct yourself professionally or supply livable conditions
