Pros:
-Landlord is reasonably communicative and responsive to requests
-Good water pressure
-Landlord has been amendable to renewal negotiations
Cons:
-Heat can be hit or miss - timing tends to be weird where it is very hot at night and colder during the day if no sun to heat apartment
-Does not help that the place tends to be drafty
-Occasional cockroaches - nothing outside the NYC norm, but obviously upsetting when it happens.
-Annual rent increases are significant, though as mentioned above, landlord has shown willingness to negotiate in good faith
