They're subdividing apts and raising $$

Pros:
I've been here 17 years and it's a good building compared to horror stories I've heard about other places. Super is VERY attentive and fixes issues. Landlords seem to care about maintaining the building overall. Lots of life long residents and neighbors know and care about each other.
Cons:
Elevator will break then it's a 6th fl walk up. Like all landlords, they will conceal your rights from you unless you know to exercise them (they once tried to get me to sign a universally illegal lease rider & when I pointed it out they said "oops we sent the wrong one :)"
They now subdivide apts and rent the true one bdrms as "2 bdrms," 2 bd as 3bd and so on and so forth. So you're paying for the space of a one bdrm but they can raise the rent to the price of a two bedroom (illegal for rent stabilized apartments.)

Pros:
The area is really beautiful, very close to prospect park and parade grounds. Pet friendly, lots of dogs in the area, very close to the dog park. Majority of the neighbors are very sweet and friendly, super is very responsive.
Cons:
The apt I had was basically an illegal 1 bedroom, not sure about the others. We had a really bad roach problem and whatever exterminator they use doesn’t really work. We bought our own pesticide and that took them out.
