Cheap, covers the bases, poor management, old building
Pros
The rent was pretty low for the area ($2,550) when we moved in in 2021. The landlord will sometimes respond and handle issues (which I know not all landlords do). The location is perfect, across the street from the subway. Good natural light!
Cons
The landlord was definitely not proactively maintaining anything: we had many maintenance issues including: sink backup resulting in a handyman flooding a large part of the apartment with drainO infused water, the tub faucet being replaced twice and once running water an entire night, mice and bug visitors, the AC quitting twice, the hot water heater sounding like it would burst and randomly shutting off. The buildings next door were knocked down and it was very loud inside (not as huge an issue, classic NYC). The landlord regularly ignored our submitted complaints online and randomly over text. The electricity was definitely being power shared by the restaurant downstairs and we never got recompensed. The electricity bill was continuously obnoxiously high - probably still being power shared. The common area was very dirty and needed maintenance. The landlord never provided notice of when they were coming out for repairs or other random tasks.
Advice to the owners
Proactively repair/maintain the building; keep the building clean; provide notice to tenants

Absolutely none, run away while you can
Cons
- serious pest issues : we had mice In our apartment ALL THE TIME and giant roaches Living under the floor boards of the terrace and management did nothing except say “that’s common In this area” - horrible management: they did not respond to any emails EVER, even when there was a ceiling leak for several months -noise: the apt is right above several bars and Bedford ave, so It’s never quiet (although we expected this to some degree) - HEAT : omfg our heating bills were $700+ in the winter even though we were conservative and never home because they use an outdated electrical HVAC (also had frequent power shortages in the middle of winter) I don’t think words can describe the trauma we went through so please do yourself a favor and don’t do it

How about you answer some emails and do what a Management company is supposed to do
