Just don’t rent here.

Pros:
Great location. If you’ve got a good housing lawyer you might be able to get this place cleaned up.
Cons:
The landlord will literally do nothing about the rat colony in the basement. Hallway never gets cleaned, maybe once a year max, if you complain. Walking in or out after dark is terrifying with the rats pouring out of the trash can. All the dead rats create nightmarish fly populations, and you can smell the piss and dead rats regularly inside the building. The exterminator says he’s not allowed to come as much as he needs to, they won’t pay him.

And forget about heat/hot water/gas leak issues, which happen regularly. If it rains hard enough, the hot water goes out because the building is open all along the foundation & they won’t fix it.

Definitely had bedbugs in the middle apartment in 2024, the tenants let me know, the super did not.

Oh and don’t forget the yearly 10-25% illegal rent raises.
