Pros:
great area, close to the L train, some units have updated appliances including w/d which is a rare gem
Cons:
issues with mail delivery, basement flooded multiple times, internal steps were rickety, not clean upon move in

Good location, roof accessible by ladder.
Cons:
In the winter the apartment would occasionally become sweltering. One of the 3 bedrooms only had one tiny skylight as a window and the mechanism to open it was broken which didn’t allow for any circulation. In the summer the building was incredibly swelteringly hot and acs didn’t reach the public space which also had no window. We had mice and roaches despite being relatively clean and getting traps. Shower and kitchen sink broke while we were there but we’re fixed.
Advice to owner:
Help make skylight bigger in windowless room.

Pros:
Bill Lika has grown into a largely unaccommodating landlord from the slumlord you find when you search his name. It’s cheap and you can pay rent late, but that’s because this is one of many investment properties he bought during the last recession
Cons:
There are mice and roaches living in the walls and they sometimes smell. The top story gets blazing hot in summer. The fire escape is missing at least 1 step. The main stairs are decrepit and unsafe. There was a sewage issue that sent either mold or feces into the bathtub Putting as a note here that he cut pandemic rent by a whole $100, so I’m not considering that to be a helpful covid accommodation
Advice to owner:
Literally the bar is so low, but also you can’t expect any care from real estate investors—he clearly sees tenants as an irritation on the way to lots of money. But truly just go find another pastime besides fraud and exploitation.
