The size is the only good thing

Pros:
There is a lot of space.
Cons:
The rent is being hiked up by over $1000. There is no water at certain times of day, especially when the bar downstairs is busy. The garbage never gets picked up. People smoke crack on the stoop all night long and leave it in the outside mailbox, most of them are very friendly though.. also very loud. The noise from both bars downstairs happens all night long and can be heard clearly through heating vents, more in summer time when the back yard is in use. Hallway smells like cig smoke, which also comes through heating vents. There are no covers on the radiators allowing heat to escape and rats to get in. There are leaks in the ceiling after a heavy rain. Some of the stairs feel like they are about to fall through, landlord sent someone to check it out.. they said yes that looks dangerous and never fixed it. I am afraid to carry out our couch. The fan in the bathroom stopped working and was never fixed. The toilet doesn't flush when there is no water, keep an emergency jug in there for this reason or incase you need to brush your teeth. The heat escapes through the windows and it was really hard to keep the cool from our AC in as well costing twice as much in utilities as it should. Mail service is terrible, no matter how many notes you leave they will drop your packages off at the door to be stolen before you get them. For 2 months our mail did not come at all. The cockroaches might respond to a serious spray down but always come back.. they are endless.

Looks great, but isn't

Pros:
Layout of the building was great. Looks great in photos! Close to Myrtle Willoughby stop also
Cons:
No water at times Horrible heating in the winter Above a noisy bar
Advice to owner:
Need to renovate/invest a little more in the building..

Not the best, but certainly not the worst.

Pros:
The location was great. It’s really close to Pratt, downtown, Clinton hill and a bunch of great restaurants and bars
Cons:
The staircase that lead to the apartments upstairs was a serious concern it looked like it was falling apart. There were drug addicts and bar patrons that stood on the stoop of our apartment day and night (they never did anything it was just annoying). The water pressure was AWFUL. We went days without having water because I’m guessing the tank wasn’t large enough for the whole building. There were mice in the apartment from time to time and cockroaches near the sink and other water sources. We broke our lease early because jt was becoming unlivable
Advice to owner:
Please budget in a way that would allow you to adequately attend to your tenants concerns.
