Good "quasi-luxury" building
Pros
- overall reliable in terms of internet, electricity, heat, water, etc - gym has everything you need, despite being grungy - trash chute, laundry room, etc well maintained - no major appliance issues, although some neighbors got really frustrated this past winter with their heat not working or water being cut off for multiple hours each day
Cons
- occasional water issues - this will be less of a problem once rent stabilization ends this year, but they jack up your rent ~200 bucks a month using the 421a surcharge.
Advice to the owners
Be more reasonable regarding rent to tenants that stuck by your side amidst all of the building issues.

Pros
Great and kind staff, fantastic location. My apartment was on a higher floor, and the view was gorgeous. Good soundproofing between units and floors.
Cons
Regular issues with building-wide access to water (random shut-offs, sometimes last minute), inconsistent heating, outdated finishes. Becoming overpriced for what it is. There used to be no charge for the gym, but now there is. Rent is controlled for now, but they are de-stabilizing this summer, so rent will increase significantly. Every unit pays a 421a fee each month, but when it came time for my rental renewal, they increased my monthly fee SIGNIFICANTLY.
