Nice building with caveats
Pros
The apartments are quite large and nice. Everything is brand new. Responsive super, in my time here I've gotten a new dishwasher and had the heat fixed. Rent stabilized. The best part about this place is the walls are super well insulated, you cannot hear a thing which is important because the aboveground J/M/Z train is right there. Even if a party is going on you might not hear it. Transit it also pretty great in my opinion with access to three separate lines: G, L, and J/M/Z, all within a 15 minute walk. This and the location means it's fairly easy to get to: Williamsburg, Bushwick, Greenpoint, Lower East Side, East Village, and deep into Clinton Hill and Park Slope via the G.
Cons
The main issue is after moving in they started construction on a building next door which was very noisy and disruptive. It is supposed to be completed fall 2026. Also, the area is sketchy. Though I wouldn't say it's unsafe, it is simply ugly with trash everywhere and you have to walk to get to a clean and nice neighborhood. There are lots of homeless people doing drugs in the alleys nearby or under the Flushing Avenue station.
