Affordable with central air

Pros:
Great location (close to L and J stops), quiet-ish street, great neighbors & surrounding businesses, central air, large rooms.
Cons:
Troutman street tends to be a major trucking route for some reason, so expect loud noises outside at all hours of the work week. Some pest issues (mice and bugs) but those have all been sorted with traps & bait. Haven't had an issue in over a year. As with all newer buildings in NYC, the build quality isn't great, and despite being less than 10 years old, there are quite a few leaks in the stairwell when it rains.

Pros:
Only two units per floor, central air & heating, updated appliances, washer/dryer combo unit (but may be a source of mold, not sure how it is drained)
Cons:
Unresponsive landlord who doesn’t wear a mask, dealt with roach & mice during my time there, suspect mold in building that is covered up with just paint

Affordable but you get what you pay for

Pros:
Virtual doorman, each unit has a balcony, quiet for the most part, pets allowed, washer dryer can be included in lease if requested.
Cons:
Roaches — landlord doesn’t offer extermination so you have to rid of them yourself. Can get dirty outside around garbage area (piles up before garbage day). Building is not well maintained (not regularly cleaned or swept). Not many closets/storage space. Landlord is friendly but old fashioned, rent is collected in person by check every 1st of the month. He does pretty much the bare minimum for the building which I’ve seen bother some tenants.
Advice to owner:
Building could be cleaner. Exterminations should be offered to tenants who have roach issues.
