Not the worst
Pros
I've lived in my apartment here for over 3 years. It is a rent-stabilized unit, and I believe the majority of the units in the building are as well. The block is lovely, and the neighbors are friendly. I love the location and the light that the bedrooms get. There is also affordable laundry in the basement.
Cons
The laundry machines are not maintained by the property manager at all, they rent the machines through a third party so they shirk any kind of responsibility for them-- they can get kind of gross as a result. Furthermore, the management company has lied to and gaslit me for years over the rent-stabilized status of my unit. It took me submitting complaints to DHCR to pressure them into awarding me a legal lease. They can be a pain to get a hold of for repairs, and do the absolute bare minimum. I've had deteriorating drywall in my bathroom that's been patched twice already due to an improper seal of the shower tile. Rather than addressing the source, they just do the patch job and call it a day. Most of the repairs are done like this. For the most part, we haven't had any serious problems that needed more care, thankfully. The price and location are truly the reasons why I've stuck around for so long. It's a small place and I dream of more space but it's hard to find on a budget.
Advice to the owners
Stop lying to your tenants and address the root of structural problems rather than using a band-aid solution.
